The site includes a total of 42 dwellings including 6 general needs flats located at ground floor and 36 sheltered housing flats across three upper levels.
etch and the design team have completed the RIBA Stage 4 design for both elements of the project. All areas have been designed to the Passivhaus Classic standard with separate assessments undertaken for the residential and non-domestic areas. All residential apartments achieve 'Zero Carbon', achieved from a high-performance fabric and air tightness strategy, use of Exhaust Air Heat Pumps (EAHP) for ventilation, heating and hot water generation alongside a large PV array. The PV array is controlled and apportioned with the use of a Solshare smart system that allows energy to be utilised in areas based on demand and usage.
Rigorous analysis and modelling has been undertaken throughout the project stages to test and validate design strategies from an overheating, daylight and energy performance perspective.
